Project Overview

Following a detailed tender process, Kinetic Demolition were appointed as Principal Contractor on a full internal soft strip of a 5-storey commercial property in Edinburgh City Centre. The purpose of the project was to carry out advance works ahead of a main building contractor appointment. The exercise enabled the project team to gain a more informed understanding of the existing building structure to mitigate any future buildability issues. The project waste streams were carefully considered to align with the BREEAM assessor’s requirements.

Key Activities

  • Decommissioning of all MEP Building Services.
  • Setup temporary services including power, lighting, water, security and fire detection measures.
  • Erect scaffold debris chute and establish safe working platform in raised garden for waste transfer activities.
  • Removal of all fixtures, fittings and equipment.
  • Removal of all non-loadbearing partitions.
  • Removal of raised access floors & finishes.
  • Removal of all suspended ceilings.
  • Removal of all redundant mechanical & electrical services.
  • Removal of all hazardous materials.
  • Structural investigation works to assist with future planning.
  • Sensitive Downtakings within area of Grade B listed building.
  • Close out building waterproofing and fireproofing works.

Project challenges

Due to the restrictive city center location adjacent to he Edinburgh tramline etc., we established a unique waste transit route in the rear lane to minimise public interface. Creating a safe working platform on the roof of the basement car park to accommodate a scaffold debris chute and working excavator for loading waiting skip wagons. This was achieved by our temporary work design and back propping installation within the basement. As well as public safety this method increased our productivity and allowed us to meet the programme  demands.

With the defined BREEAM targets, our head office found several creative re-use/repurpose routes for the building materials, timber recycling for biomass fuel, alongside standard recycling practices.

Working around a number of live services passing through the work areas mitigated by clear definition of service routes and site manager led toolbox talks with all site teams, subcontractors and visitors.
