Demolition of Citygate Office Building, Aberdeen

Project Overview

During the COVID-19 pandemic, Kinetic Demolition were appointed as Principal Contractor on large scale demolition of a 3-storey commercial office building on the outskirts of Aberdeen, formerly occupied by Amec Foster Wheeler. The purpose of the project was to clear the site to pave way for the new ALDI store. The building comprised a full 55,000 ft2 internal office fit out, heavy steel framed structure with concrete floors and heavy duty substructure.

Key Activities

  • Full utility isolations including coordination of all utility companies to remove meters and supplies.
  • Decommissioning of all MEP Building Services within the building.
  • Carrying out asbestos surveys, invasive species surveys and subsequent removals.
  • Temporary works design and installation of timber hoardings to site perimeter in a location with high winds.
  • Setup temporary services including power, lighting, water, security and fire detection measures.
  • Recovery of saleable assets for reuse such as Kardex filing units, hand dryers, office equipment, M&E items etc.
  • Non-licensed asbestos removal works carried out in-house by Kinetic operatives
  • Full internal pre-demolition soft strip out works.
  • Mechanical demolition of a substantial steel framed structure.
  • Grubbing up all building slabs and foundations, plus sitewide hardstandings.
  • Sorting and processing of all arisings demolition materials, crushing, grading and removing off-site.
  • Provision of CCTV surveys to underground drainage, clearance and capping at disconnecting manhole.
  • Infilling and levelling site on completion.

Project challenges

  • Working within the COVID-19 pandemic and the associated public health restrictions, made all of our day-to-day operations extremely challenging. With social distancing, we carried out a large proportion of the soft strip works using small plant to reduce staff numbers in close proximity.
  • Due to the close proximity of high voltage cabling and medium pressure gas below ground along the site boundary line, we identified the requirement to adopt a variety of hoarding foundation types to ensure the full site was encapsulated without affecting live services below.
  • 9000 Tonne of crushed concrete was generated from the works which we moved onto local construction projects in the area as a certified crushed 6F2 product.
