Project Overview

Kinetic Demolition were appointed as Principal Contractor to carry out the internal strip out of a four storey building in the busy residential area of Stockbridge in Edinburgh. The project had a very tight timescale of 16weeks given the floor area to be stripped of approximately 20000m2 not including the roof services. The building was sandwiched between a school, residential properties and the busy Brandon Street. Given the requirements of the client the works also involved keeping internal lifts and smoke extract  equipment in service during the project.

Key Activities

  • Limited building isolation to retain smoke extract and internal lifts in service.
  • Drain down and disposal of all refrigerant gas from HVAC systems.
  • 24hr temporary security and fire protection for the duration.
  • Removal of all roof services.
  • Strip out of all office and kitchen areas throughout.
  • Removal of all equipment from the plant rooms throughout.
  • Removal of main external chiller units by crane.
  • Removal and reinstatement of curtain walling to facilitate debris chutes.
  • Removal and reinstatement of raised access floor to remove redundant cabling throughout.
  • Sympathetic soft strip of Listed Building Annex.
  • The removal, match marking and storage of 800 sets of window blinds for re-use in the development.
  • The salvage of kitchen equipment for donation to a local charity based in Leith.

Project challenges

  • The requirement for the lifts and Smoke extract to be retained meant the works had to be carried out around live services at certain points that was managed under or strict Permit To Work system.
  • Working in close proximity to residential areas with limited access to one elevation of the building for material removal.
  • The removal and reinstatement back to original state of curtain walling to facilitate debris chuting.
  • The removal and reinstatement of the Raised Access Floor system without damage.
  • Crane operations were required to remove the Chiller units as there was no space for mechanical demolition.

Kinetic provided a quality service throughout the project to help ensure that the demolition works for 20 Brandon St was delivered within budget and on programme. Kinetic were actively involved in all project team discussions regarding the challenges faced on site and their assistance was valuable in identifying future items that are to be captured as part of the main fit-out works. No Health & Safety issues, or difficulty with neighbours, were ever raised for the duration of the contact works
